2022 Rent Increase Consultation Results

1,327 tenants were consulted, 1,094 (82%) via e-mail and 233 (18%) via Royal Mail. The Consultation Form went live on 1 January 2022, and letters and e-mails were sent once the office reopened.

In addition to the mailing, a first reminder was sent via Beeline to all Platinum non-responders on 24 January 2022, and a final reminder was sent via SDM to Platinum non-responders on 26 January 2022. The consultation was the headline news in the January e-Talk newsletter in mid-January 2022, two reminders to take part were posted on social media, and a banner reminding tenants to take part was displayed on all My Home accounts for the first half of the consultation period and was then replaced with a notice. The monthly ‘thank you’ message all paper-free tenants receive when they pay their rent also included a link to the consultation.

Responding to this consultation is a requirement for receiving a Platinum Key Tenant discount.

345 (25.9%) tenants responded, a decrease from 28.5% in 2021. There was a further decrease in paper returns, with only nine surveys returned on paper, down from 14 in 2021.

Results

  • 9% said they planned to upgrade to Gold or Platinum
  • 2% said they were Bronze but intended to upgrade to Platinum
  • 2% said they were Bronze but intended to upgrade to Gold
  • 5% said they did not intend to upgrade
  • 2% said they intended to go paper free to qualify for Bronze
  • 4% left the question blank.

  • 70% of tenants said they thought ELHA’s rents were very good or fairly good value for money, a drop from 72% in 2021.
  • 20% said they were neither good not poor value for money, and
  • 10% said they ELHA’s rents were very or fairly poor value for money

Comments

Where tenants had made additional comments and/or asked questions or requested clarification on points raised in the consultation or general tenancy issues, all were responded to in line with the timescales detailed in the Customer Service Charter. Where there was any delay in responding, an apology was sent.
