If you were a tenant before 1 August 2026, we wrote and told you about changes to your tenancy agreement from that date.  We also told you about the new “Awaab’s Law” regulations which come into force on 6 October 2026 and place new duties on both private and social landlords relating to damp and mould.

From 6 October 2026, if any of our tenants report concerns of damp and mould to us, we are required to:

  • Ensure that a competent person investigates the report of damp or mould within 10 working days of us becoming aware of issue
  • Produce a written summary of our investigation findings and provide this to the tenant or their representative within 3 working days of the investigation concluding

If the investigation determines that there is substantial damp or mould, we must ensure:

  • Repair work starts within 5 working days of the investigation concluding
  • The repair is completed within a maximum period of 20 working days
  • The home continues to be substantially free from damp and mould, as far as reasonably practicable
